At Pineland Home Inspections, we do things differently.

Buying a home is a big decision, and we believe your inspection should be more than simply receiving a list of problems.

Our goal is to educate, not alarm. We want you to understand the home, feel comfortable asking questions, and leave your inspection feeling confident about what you've learned.

Before the Inspection

Your Client Portal

The Client Portal is your hub for your everything inspection related.

From your portal, you can:

  • Review your scheduled services

  • Sign your required Inspection / Testing Agreement

  • Review your Invoice and Payment information

  • Explore and request additional inspection and testing services

  • Access your inspection report once it's completed

Important: Please make sure you've signed your required Inspection / Testing Agreement before your inspection. If you have any trouble accessing or signing your documents, just give us a call or text at 603-416-0475.

Additional Services

Every home is different, and sometimes a standard home inspection isn't enough to answer all of the questions you may have about a property.

That's why we offer a wide range of additional inspection and testing services that can be added to your appointment.

Before You Arrive

A little preparation can go a long way toward making your inspection more productive.

Come With Questions

Have something you're particularly curious about? Ask us!

Your inspection is an opportunity to learn about the home. Don't worry about asking too many questions—we'd rather you ask than leave wondering.

Plan to Attend

We encourage you to attend as much of the inspection as you're able.

You don't need to follow your inspector around for the entire inspection, but being there gives you an opportunity to see things firsthand, ask questions, and learn about the home's systems.

At Your Inspection

This is where the Pineland Experience really begins.

Your inspector will conduct a thorough visual inspection of the home's readily accessible components and systems while explaining what they're seeing along the way.

Education is the driving force behind what we do. During the inspection, your inspector will point out things that are working well, walk you through and explain how various systems operate, identify items that may need attention, and help you understand routine maintenance that will keep your home performing properly.

When we identify something that may warrant further evaluation or repair, we'll explain why we're bringing it to your attention and, when appropriate, recommend that you consult with a qualified professional for further evaluation.

Take Your Time & Ask Questions

We don't want you to feel rushed through your inspection, which is why we generally perform a maximum of two inspections per day and allow multiple hours onsite. We encourage you to ask questions and participate in the inspection. There is no need to be an expert—whether you want to know how your heating system works, where your main water shutoff is located, or what that strange component in the basement does, this is your opportunity to learn.

Your Inspection Report

Your inspection report is designed to be more than a list of defects. It's a resource you can use to better understand your home both now and long after your inspection.

Our reports include clear explanations, photos, videos, and recommendations to help you understand the conditions we observed and identify the items that may deserve more attention.

It's completely normal to have questions after you've had time to review your report. Maybe something you discussed with your inspector didn't make sense until you had a chance to think about it. Maybe you want clarification on a recommendation, or you simply want to better understand how something in your home works. That's okay —reach out!

We're happy to answer questions about our observations and help you understand what we've documented in your report.

Additional Testing & Reports

If you added additional testing or inspection services to your appointment, those results may arrive separately from your home inspection report. When your results are available, we'll send them to you electronically. Be sure to review these reports as they can provide additional information about specific aspects of the property that aren't evaluated as part of a standard home inspection.
